The most easiest way for a mobile home owner or and home owner is to find the property value is to just call a local real estate agent. They will be able to quickly look at what has sold in your area and for how much.

You can also do the same by going on line and look for recently sold homes in your area but there is a little bit more to it than just that, so let's discuss that.

First step is evaluate your owwn home, look at each rook and write down the condition, how is the flooring, does the carpet need replacing or just cleaning? When was the last time the room was painted, is the paint a little faded or dirty?

The answers to these questions are very important, many home owners don't think there is anything wrong with their home but a buyer will think otherwise. Be honest with yourself and you have have a better chance of coming up with a price that will bring interested buyers.

The kitchen and bathroom are a little different than the bedrooms. These rooms are very important to new home buyers. They MUST be cleaned and updated. After getting a realistic idea of the condition of your mobile home then you can go looing at some of the mobile home in your area that have recently sold, with in 3 months but I wouldn't go more than 6 months back, the market could have changed greatly 6 months ago. It is best to get 3 homes that have sold and get an average price but you can not just go picking any mobile home.

The comparables need to be the same square footage as your mobile home, the same number of bedrooms and bathrooms as well as year built, after you find almost exact matches or at least close you can look at what those homes have on the inside. Do they have new flooring? What kind of flooring do the homes have? Did they update the bathroom with new counter tops and flooring as well? Also need to look at what kind of fictures are in the bathroom. The Most improtant room, the toom that gets the most attention is the kitchen, when was it updated? how old are the appliances and did they come with the home?

Now that we found some comps and the differences we know if you need to do any updates before listing your home at the price range the other homes sold at or listing for less money.

Let's take a look at the exterior of the home and the park. How is the siding, is it in good condition or need painting? When was the last time the roof was looked at? The park is also a very important factor for selling your mobile home to a new buyer. Is it a friendly park with nice residents? A mobile home park with police activity will greatly affect the chances of selling.
